Most Expensive Homes by State -As the stock market roared to record heights and the slumping ultra-luxury real estate market began to show increased momentum and optimism, such as the $210 million sale of a bluff-top spread in Malibu, 2024 has seen no shortage of trophy residences for sale across the country with stratospheric price tags.
Continuing trends include an increased demand for space and privacy, in-house health and wellness features, and advanced technologies like integrated home-automation systems and biometric security.
Additionally, ranch and waterfront properties reigned supreme across the country, from a stately stone mansion that presides over 350 wooded acres on the pristine shore of Vermont’s Lake Champlain to a 3,500-acre ranch on Maui in Hawaii.
Robb Report scoured all 50 states (plus Washington, D.C.) to compile our updated list of the most expensive homes currently on the open market from coast to coast.
Last year’s top spot went to the $250 million Casa Encantada estate in L.A.’s Bel Air neighborhood—it’s now listed for a still sky-high, albeit substantially reduced, $195 million—while this year’s goes to an expansive compound in Naples, Florida, which claims almost 1,700 feet of shoreline on the Gulf of Mexico and hit the market early in the year with a traffic-stopping $295 million ask.
By contrast, the least expensive home is a $2.75 million Frank Lloyd Wright-inspired home in South Dakota.
California The Pritzker Estate $195M
Some five months after the divorce between billionaire Hyatt Hotels heir Tony Pritzker and his philanthropist wife Jeanne was finalized, their massive Bel Air estate has now become available with a jaw-dropping $195 million price tag.
Completed in 2011 and designed by architect Ed Tuttle, the custom-built property rests atop a six-acre promontory overlooking the entire Los Angeles Basin.
The estate features a main home, a detached guesthouse, and separate staff quarters—for a combined total of 16 bedrooms and 27 baths in 50,000 square feet.
Glitzy amenities include a striking atrium-style foyer resembling I.M. Pei’s Louvre Pyramid, a movie theater, a wine cellar, a wellness center, a bowling alley, an infinity pool and spa, and a lighted tennis court with a viewing pavilion.
There’s also on-site parking for up to 100 vehicles.
The Casa Encantada estate in Bel Air, once priced at $250 million, is now listed for $195 million.
Most Expensive Homes by State – Colorado Starwood Estate $69M
This bespoke estate is coming soon to a nearly seven-acre parcel in Aspen’s exclusive gated Starwood community.
When finished in spring 2025, the Rocky Mountain property will be centered around a modern two-story home crafted by Whitecap Designs in conjunction with Studio 133 and KA DesignWorks.
Included in the plans is a glass-lined great room overlooking majestic mountain views, plus a gym, a movie theater, wine and game rooms, a gourmet kitchen that’s described as a “culinary dream,” and a primary suite with its own living area and wet bar.
Altogether, the massive spread is expected to have seven bedrooms across about 13,300 square feet of living space accessible via an elevator, paired with enticing outdoor amenities ranging from a heated pool and spa to several fire pits.
A separate two-bedroom caretaker dwelling unit is also slated for the property.
Connecticut Idyllic Coastal Mansion $49.5 Million
The Constitution State’s priciest offering is once again this regal Georgian Colonial-style mansion nestled alongside 450 feet of waterfront footage with views stretching from the Long Island Sound to the New York City skyline.
Sited within Greenwich’s guard-gated Mead Point Association enclave, the stone-clad home was originally built way back in the 1920s but has since been reimagined by local builder Matt Matthews and architect Cormac Byrne.
There are six bedrooms in just under 12,500 square feet of Eugenie Niven-designed living space boasting a teal-hued study lined with bookshelves and a fireside living room sporting a mezzanine balcony.

This Naples property made headlines in early 2024 when it hit the market with a hefty $295 million ask, making the extravagant waterfront compound the highest-priced listing in the U.S.
Tucked away in the affluent Port Royal neighborhood, the so-called Gordon Point Estate rests alongside 1,655 feet of waterfront footage and has a private yacht basin and a T-shaped dock that can accommodate up to six vessels.
As far as the living arrangements, three multimillion-dollar structures include a primary home with six bedrooms and a screened-in pool, along with two guesthouses.
Originally assembled by the late financier John Donahue, the South Florida oasis is being offered by his family.
Massachusetts Cape Cod Waterfront $40M
Nestled along Cape Cod Bay, this $40 million property in Duxbury, Massachusetts, puts you smack dab in the middle between Boston and Cape Cod.
The estate spans 25 lush acres with 1,060 feet of waterfront and has a sprawling main residence, a dock house with a pier, and a guesthouse. In total, there is 14,000 square feet of living space containing six bedrooms and nine bathrooms.
